BatchLeads Alternatives: When You Want Conversations, Not Lists
Weighing a BatchLeads alternative? See what BatchLeads does well, the work left after a list, and how data tools, CRMs, dialers and booking services compare.

Most people looking for a BatchLeads alternative fall into one of two groups. The first likes the model (pull a list, skip trace it, work it) and wants a different tool to do it with. The second has pulled plenty of lists and figured out that the list was never what stood between them and a contract. What stands in the way is the calling, the follow-up and the qualifying, plus getting an owner to agree to a time.
This guide is for both groups. It covers what BatchLeads actually offers, the work it still leaves to you, and the alternatives sorted by the problem you are trying to solve. No prices here; vendor pricing pages change often, so check them directly, starting with the BatchLeads pricing page.
What BatchLeads does well
BatchLeads is a property data and outreach platform. Going by its homepage and its wholesaler page, the main pieces are:
- List building with deep filters. One-click lists for on-market and off-market property, map search where you draw your target area, and filters on MLS, demographic, equity and cash buyer data.
- List stacking and tagging. Stack lists, tag and score records, remove duplicates and enrich records.
- Owner contact info. The homepage advertises free skip tracing, and the wholesaler page lists phone details such as carrier, line type and reachability.
- Cash buyers and agents. Lists of buyers active in your area, and an agent directory. For a wholesaler, that covers the disposition side as well as acquisitions.
- Outreach. Built-in calling with click-to-dial, direct mail and other marketing tools. For heavier phone work, BatchLeads pairs with BatchDialer, a separate multi-line dialer.
- AI tools. BatchLeads describes BatchRank AI as a way to find homes most likely to sell, plus an AI assistant for deal analysis and live AI prompts during calls.
- Field and analysis tools. Driving for dollars, a mobile app, comps, and APN search for land.
For one login that finds sellers, finds buyers and runs comps, BatchLeads covers a lot of ground.
Who BatchLeads suits
BatchLeads markets to investors, wholesalers, agents and brokers, title companies, lenders and contractors. It fits best when:
- Someone on your team enjoys building and refining lists, and has hours each week to do it.
- You have callers or texters, in-house or hired, who will work every list you pull.
- You wholesale and want buyer lists in the same place as seller lists.
It fits less well when you have no outreach team. A stacked, skip-traced list that nobody calls is just a spreadsheet.
What is still on your desk after the export
Most comparison pages skip this part. Every list tool stops at the record, and six jobs sit between that record and a contract.
- Check the contact data. Skip-traced numbers go stale. Expect wrong numbers and try more than one per owner.
- Scrub and stay compliant. Under the FCC's TCPA rule at 47 CFR 64.1200, autodialed or prerecorded calls to cell phones need the called party's prior express consent, telephone solicitations to residential lines are barred before 8 a.m. and after 9 p.m. local time, and numbers on the National Do Not Call Registry are protected. The FTC's registry guidance says callers who must use the registry need to refresh their lists at least every 31 days. States add their own rules. Rules vary by state; confirm your setup with an attorney who handles telemarketing law.
- Dial and text at volume. Owners in trouble rarely pick up the first time. Decide how many attempts each owner gets, on which channels, over how many weeks.
- Follow up. Most owners are not ready on the first conversation. Someone has to call back next month, and the month after.
- Qualify. Before you drive anywhere, get the asking number, the condition, the timeline and the reason for selling. For multifamily or commercial, add occupancy or rent roll, NOI or asking price, leases and capital needs.
- Book. A real appointment has a time, a confirmed owner, and the qualifying answers already in hand.
If your team is weak at jobs 3 through 6, a better list will not change your results much. Our guide on how to find motivated sellers covers the record side; the rest of this article covers who can take the remaining jobs off you.
BatchLeads alternatives by the problem you are solving
You want different data or a different app
These are the closest like-for-like swaps.
- PropStream offers nationwide property data, filters, ready-made seller and buyer lists such as pre-foreclosures, tax liens and vacant properties, skip tracing, comps, postcards, email, landing pages and a dialer. Note that the BatchLeads logo reads "powered by PropStream," so ask how different the underlying data really is before you switch. Our PropStream alternatives guide covers it in depth.
- PropertyRadar focuses on owner data and distress and life-event signals, with skip tracing built in, filters for mobile numbers and do-not-call status, and automated outreach by phone, text, email and mail. It serves investors, residential and commercial agents, and lenders.
Choose this route when your complaint is the data or the interface.
You find deals in the field
DealMachine is a property data platform with driving for dollars built in: you tag distressed properties as you drive, get owner phone numbers and emails, and send postcards and letters. It also offers deep filters, AI search, CSV export and an API. If your best deals come from neighborhoods you know street by street, start here. See our DealMachine alternatives guide.
You keep losing track of follow-up
An investor CRM does not replace your list source. It replaces the sticky notes.
- REsimpli calls itself a real estate investor CRM, with list stacking, a three-line dialer, texting, direct mail, driving for dollars, skip tracing and accounting in one system.
- DataSift (reisift.io now redirects there) describes itself as a CRM for real estate investors, with one place for follow-ups, tasks, appointments and KPIs, plus skip tracing, mail and outreach sequences. For calling, its site points to dialer integrations rather than a built-in dialer. Our REISift alternatives guide goes further.
Choose a CRM when you already get conversations but owners slip through the cracks.
You want more conversations from the lists you have
- BatchDialer is a cloud dialer with power, predictive and preview modes, up to five lines at once, local presence, DNC scrubbing and litigator filtering. It works alongside BatchLeads or PropStream.
- Launch Control is built for texting at volume, with automated texting, a unified inbox for texts, calls and mail, a built-in dialer for warm handoffs and CRM integrations.
These tools multiply your team's reach without replacing it. Someone still answers replies, qualifies and books.
You want sellers on your calendar, not more lists
Appointment-booking services take over the whole chain: finding the owner, reaching them, following up, qualifying and booking. You show up to negotiate. The tradeoff is less control over targeting, and more of your hours spent negotiating.

How to choose a BatchLeads alternative
Leaving BatchLeads raises a few questions that a generic tool review will not ask for you.
- Do you use it for buyers too? If you pull cash buyer lists in BatchLeads for dispositions, a CRM, a dialer or a booking service will not replace that. Keep a buyer source, or plan a new one, before you cancel.
- Are you already running BatchDialer? If you have a multi-line dialer on good data and still get few real conversations, the gap is talk time, scripts or follow-up. Another data tool will not close it.
- Is the move to PropStream really a move? Given the "powered by PropStream" branding, ask what would actually change: the records, the app, the outreach tools, or only the login.
- Do you rely on BatchRank or other scoring? Ask any alternative which signals drive its targeting. A recorded notice of default or an open probate case is a fact you can check. A ranking is a guess about one.
- How many hours a week will you give outreach? Count them honestly. If the answer is close to zero, pick a tool that does the outreach, not one that makes it easier.
Run any switch in one market first, and keep the old tool until the new one has produced a few real seller conversations.
Where Skipset fits
If question 5 points you to done-for-you outreach, that is the gap Skipset fills. It works from distress signals in public records: probate, pre-foreclosure, foreclosure, tax liens, municipal liens, sheriff sales, judgments, evictions and code violations. Owners are contacted by call, text and email. Residential sellers are qualified on asking number, condition, timeline and motivation; commercial owners on occupancy or rent roll, NOI or asking, leases, capex and timeline. The qualified owner lands on your calendar as a call or in-person appointment, and you take it from there. Sellers are exclusive to your county, so a competing desk in that county does not get the same owner.
It serves wholesalers, brokerages, agents and funds across single-family, multifamily, condo, townhome, land, commercial and mixed-use property. See how it works and pricing.
This guide is general information, not legal, tax or financial advice. Rules vary by state and county; confirm with a local real estate attorney before you act.
Questions
- What is the best alternative to BatchLeads?
- It depends on what is not working. If you want different data or a different app, compare other data platforms such as PropStream, PropertyRadar or DealMachine. If your lists are fine but nobody follows up, an investor CRM fixes more. If you would rather not run outreach at all, look at appointment-booking services that hand you qualified sellers on your calendar.
- Is BatchLeads the same as PropStream?
- They are separate products, but they are related. The BatchLeads logo on its own site reads "BatchLeads powered by PropStream," and its About Us link points to PropStream's site. If you are thinking of moving from one to the other, ask both where their records come from so you know whether you are actually getting different data.
- Does BatchLeads include skip tracing?
- Yes. The BatchLeads homepage advertises free skip tracing, and its wholesaler page says owner contact info is included, with phone details such as carrier, line type and reachability. Check the BatchLeads pricing page for what each plan includes.
- Do I need a CRM if I use BatchLeads?
- If you follow up with sellers for months or more than one person works your pipeline, usually yes. BatchLeads mentions CRM features, and its wholesaler page also describes exporting contacts to your CRM or to BatchDialer. Teams that live on the phone often pair a list tool with a dedicated investor CRM.
