Every investor tool now says it has AI. Some of it changes how much work your desk does; some of it is a chat box on top of the same product. This guide sorts the tools by the job they do, so you can compare like with like.

A note before the list: this is the Skipset blog, and Skipset is one of the options below. We describe the other tools from their own published materials as of October 2026 and link to them so you can check; features change, so confirm on each vendor's site. Product names are trademarks of their owners, and no vendor reviewed or endorsed this guide. No prices here; each vendor's pricing page is the only reliable source.

The jobs AI does for an investor

  1. Finding owners: searching and sorting property and public records
  2. Talking to owners: replying, asking questions, following up
  3. Answering calls: picking up inbound calls and capturing details
  4. Booking: putting qualified owners on a calendar
  5. Drafting and analysis: scripts, emails, contracts, summaries, comps

Most tools cover one or two of these. Very few cover all five.

Data platforms with AI features

PropStream is a nationwide property data platform with filters, pre-built lists, skip tracing and outreach tools. It is a strong research tool if you want to build lists yourself. Our PropStream alternatives guide covers what it does and what it leaves on your desk.

DealMachine started as a driving-for-dollars app and added an AI assistant called Alma, which the company introduced in 2023 as an assistant that works with the data in your account and helps with offer wording, texts and calling scripts. In a July 2026 announcement, DealMachine said it is expanding into an AI-native property intelligence platform with natural-language search and broader API access. See also DealMachine alternatives.

Best for: investors who want to research and run their own outreach.

Investor CRMs with AI agents

REsimpli is a CRM for real estate investors. Its July 2025 release added a set of AI agent tools. By REsimpli's own description, these include conversational AI for text follow-up, AI that answers incoming seller calls around the clock and asks qualifying questions, AI that calls new web-form inquiries within seconds, and AI that grades calls and tracks team performance. It also covers list building, skip tracing, direct mail and e-sign.

Best for: teams that want one system and have someone to manage it.

Conversational AI for inbound inquiries

Structurely sells an AI assistant that qualifies inquiries through two-way text and email conversations and alerts a person when an inquiry is ready. It integrates with CRMs including HubSpot and Salesforce, and it is used across real estate and leasing.

Best for: businesses with steady inbound inquiries that go cold before anyone replies.

Agent CRMs with AI assistants

Lofty is a CRM and website platform for real estate agents. Its Lofty Assistant, announced in January 2024, answers online chats, helps qualify inquiries, drafts emails, texts and social posts, and takes voice commands to call, text or update a contact.

Best for: listing agents and brokerages with an online inquiry flow. See also listing appointments for agents.

General-purpose AI assistants

ChatGPT, Claude and Gemini are useful for drafting offer letters, buyer emails and scripts, cleaning up notes, summarizing long documents and a first pass at numbers. They do not know your county's records or your pipeline unless you give them the data, and they can be confidently wrong. Use them as a fast first draft, never as the final word on a number or a legal question.

Best for: everyone, as a writing and thinking tool.

Done-for-you seller appointments

Skipset is our product. Instead of software your team runs, Skipset does the front of the desk: it finds owners showing distress in public records, reaches them by call, text and email, uses AI to answer replies and qualify them on price, condition, timeline and motivation, and books a call or in-person appointment on your calendar with the thread attached. Each owner is exclusive to your county. Wholesalers and funds work with Skipset on a performance-based partnership and pay when the deal closes; agents and brokers can see pricing.

Best for: investors who would rather negotiate and close than run outreach.

How to choose

  • Short on data? Start with a data platform.
  • Have data, short on people? A CRM with AI agents or an appointment service.
  • Inquiries going cold? Conversational AI on your inbound.
  • Short on time to manage any of it? An appointment service.

Whatever you pick, you stay responsible for following the TCPA and state law when the tool contacts owners for you. Ask how the AI discloses itself, how opt-outs work, who owns the texting registration and whether you can read every conversation. AI for real estate investors covers those questions and the rules for AI calls and texts.

This guide is general information, not legal, tax or financial advice. Rules vary by state and county; confirm with a local real estate attorney before you act.

Questions

What is the best AI tool for real estate investors?
There is no single best tool, because they do different jobs. Data platforms help you find owners, investor CRMs with AI help your team reply and follow up, conversational AI qualifies inbound inquiries, and appointment services do the outreach for you. Pick based on what your desk is short of: data, people or time.
Can I use ChatGPT or Claude for real estate investing?
Yes, for drafting and thinking: offer letters, buyer emails, scripts, call summaries and first-pass analysis. They do not have your county's records or your CRM unless you connect them, and they can state wrong numbers confidently, so check every figure.
Do AI tools for real estate replace a VA or a caller?
Some of the work, yes: replies, follow-up and first-round qualifying are the easiest to hand to AI. Many teams still keep a person for complicated owners, the appointment and the negotiation.
Are these tools compliant with the TCPA?
Compliance depends on how you use them more than on the tool. Consent, Do Not Call, carrier registration, calling hours and state laws all apply. Ask each vendor how it handles opt-outs and disclosure, and have a TCPA lawyer review your setup.
